Every Monday, we tell you exactly what your competitors are offering buyers this week — closing-cost credits, rate buydowns, free upgrades. Every number links straight to the sentence it came from.

You tell us your rivals once, we deliver a sourced report every Monday

  1. Tell us your rivals

A short list — usually five to eight builders you actually lose deals to in your market. We watch those pages and only those pages, so the report stays tight

  2. We build the rulebook

A plain-English spec for what counts as an incentive, how each line gets classified, and what “no change” means. The spec is yours to argue with — most builders barely edit it

  3. A sourced report, every Monday

What changed, what’s new, what quietly expired. Where a builder doesn’t publish a figure, the report says so — never an invented number, never an averaged estimate

Lead this week

Brookline Homes bumps closing-cost credit to $15,000, extends through October 31

The biggest move in this week’s Dallas–Fort Worth report. Closing-cost credits in the report’s set are now $5K, $10K, and $15K — Brookline is sitting at the top of that range for the first time this quarter

Across the six builders tracked, the closing-cost credit spread tightened to $10K this week, down from $13K at the end of August. Rate buydowns barely moved — only one builder adjusted, and only by a quarter point

Published rates, side by side

Three of eight builders publish a rate. Lowest to highest is now 0.76 percentage points: Tallwood Homes moved from 5.125% (hollow dot, Sat 19 Sep) to 5.75% on 21 Sep. True 4.75–6.00% axis. Headline rates only — the products differ

We watch your specific rivals, not state-wide numbers

The research firms that cover this market report aggregates — “most builders are offering incentives this quarter.” That’s not useful when you need to know what the five builders down the road are doing right now

CompShop watches your named competitors’ own pages and classifies exactly what they’re offering, this week, with a link back to the source. We’ve caught builders still advertising incentives that quietly expired months earlier — the kind of thing a monthly manual comp shop tends to miss
